660 John Nolen Drive

660 John Nolen Drive

Central Place Real Estate created a $5 million office redevelopment on a four-acre brownfield site located along John Nolen Drive, a primary gateway to downtown Madison, Wisconsin. BT Squared was instrumental in attaining grant monies from the State’s Department of Commerce totaling $129,500 to cover brownfield redevelopment costs. BT Squared conducted the Phase 1 and 2 site investigations; remediation; site grading plan; stormwater management, and utility planning. The creative planning resulted in a dramatic cost saving on the project allowing for the reuse of excavated materials on site. BT Squared also provided emergency tank removal services on two separate occasions to keep the office building construction on schedule.

 
Cudahy Self Storage

Cudahy Self Storage

This is a complex brownfield redevelopment of a former municipal solid waste landfill located in Cudahy, Wisconsin. BT Squared served as the civil and environmental engineer and a part owner. The soft soils of the landfill were compacted with a 10-ton weight dropped from a crane and filled with contaminated crushed concrete reused from an adjacent site, then capped and redeveloped into a commercial storage facility. This project brought economic and aesthetic benefits to the community by replacing a blighted property with a successful business.

 
Goodman Community Center

Goodman Community Center

BT Squared worked with the Goodman Community Center of Madison, Wisconsin, and the design team to relocate center activities at three separate properties to an unused industrial property. The site had been used as a steel fabrication and metal manufacturer for more than 100 years. BT Squared lead the effort to address soil contamination and properly manage asbestos and lead paint at the historic building and steel crane structure. Allowing these facilities to become a key element of what is today a thriving, vibrant center of the community.

 
Uptown Brass

Uptown Brass

BT Squared was hired as the civil and environmental engineer to assist in the redevelopment of a 9-acre brownfield in Kenosha, Wisconsin. Through creative development and planning, our grading plan reduced the cost of the project by reusing nearly all excavated material on site, eliminating the need for expensive landfilling of contaminated soils. BT Squared’s integrated civil and environmental engineering services provided our client with thorough engineering services and significantly lower construction costs. The former vacant site was replaced with a grocery store, retail shopping, multi-family residential units, and senior living.

 
Waterford Glen Subdivision

Waterford Glen Subdivision

BT Squared was hired by Gorman & Company to assist in the planning and development of a single-family residential subdivision containing 67 lots on a 20-acre parcel previously zoned agricultural, located in Fitchburg, Wisconsin. We provided the roadway plans and layouts, sanitary sewer and water main design, planning for park space, bike paths, lot layouts, site grading, and stormwater management. We worked with the public and adjacent landowners at City Planning and Zoning meetings and provided the construction plans, specifications, and bidding documents.

 
Hubbard Street Apartments

Hubbard Street Apartments

A former industrial property in Milwaukee, Wisconsin, was redeveloped by Stone House Development into a six-story apartment building. The urban site required Phase 1 and 2 investigations and over 10,000 tons of contaminated fill to be remediated and removed from the site. We coordinated our efforts with the construction team in order to minimize project cost and meet tight construction deadlines. The site received Wisconsin Department of Natural Resources closure with no additional remedial activities needed.
